Will
I require building regulation approval?
All loft
conversions will have to meet the latest
building regulations and be approved by the
local Building Control Officer. This is
because the loft is being turned into
‘habitable space’ which must as a result
have appropriate levels of health and
safety. With this in mind, the subsequent
areas are predominantly important:
Loft
structure?
Structural
strength of your loft must be sufficient to
support another habitable level. This will
usually require at least two new RSJs
(rolled steel joists) to be inserted into
the walls of the top floor. In addition, the
existing joists in the roof void are likely
to measure 102mm x 51mm (4in x 2in) which
will not support a new floor. New
fire-resistant joists measuring at least
153mm x 51mm (6in x 2in) will have to be
installed. we include structural
calculations with our building control
applications.
Building
control and most construction work go
hand-in-hand. as a result when scouting for
quotes builders will ask "have you got
construction drawings" our building control
drawings (construction drawings) are
detailed scaled representations of what is
to be constructed on site. we include with
